Our Partial Home Staging service is when we do a walkthrough of your home and consult on what you should do to prepare your home for sale, and the actual staging tasks will be up to you.  This personalized consultation takes around 1-2 hours (depending on the size of your home) and is designed to give you the information you need to best showcase your home. This is an affordable middle-of-the-road option. 


You will receive:

  • An assessment of your property, inside and out.

  • A walk through of each room providing on-the-spot verbal staging recommendations. 

  • Discuss a plan of action on what needs done to prepare your home for listing day.

  • An Evaluation Checklist that provides a room-by-room detailed list of all the modifications and changes we discussed. 

If you’re in a competitive real estate market, and don’t have the time to stage or the interest in doing it on your own, you will want to consider the following services we provide below.

After a Home Staging Consultation, you will have time to look over your Evaluation Checklist, and decide whether or not you would like me to return to put my creative talent and experience to work for you!

Staging is the last step just before listing your home. Staging day usually takes 1-4 hr. depending on your house size.  It involves repositioning your furnishings like; furniture, artwork, mirrors, lamps, and if needed, adding accessories from our inventory which offers a variety of home décor. Items such as small tables, stools, framed art, mirrors, silk plants, area rugs, bedding, decorative towels, dishes, lamps and linens make up our decorative accessories. I will spend quality time staging each room to make sure everything is creatively and strategically placed. The end result is a house that resembles a “model” home.   

Staging cost is $75 hour, plus monthly accessory rental fees. 

A warm, inviting living space is much more appealing to potential buyers than a cold, empty house. An empty house looks smaller and there is no place for the eye to land except towards any blemish on the walls and floors. In most cases a buyer will poke their head into a room, then just walk on by.


 If you will be moving out of your home during the selling process, staging your vacant home will be very important! A staged home keeps the buyer’s attention on the property's potential.  A walk through of the home will be needed to take pictures and room measurements.  Once we have reviewed the space, and discussed our suggestions to you, we will prepare a proposal for you to review. 

Once your home is ready, our team will take a day to focus our staging on the main rooms of the house such as the living room, kitchen, dining room, master bedroom and bathrooms. Additional rooms are charged at an extra price per square foot. 


We will pick out and arrange for furniture rental, agreed upon by you.  Our accessory inventory offers a variety of home décor items including small tables, stools, framed art, mirrors, silk plants, area rugs, bedding, decorative towels, dishes, lamps, linens and decorative accessories. Vacant home staging is our specialty. For each project our goal is to transform the empty property into a stunning and memorable “model” home.
